Developer plans new subdivision across from Rotary Park

A Kent development company has plans to build a 19-home subdivision on a former Christmas tree farm on Weaver Road across the street from Rotary Park.

DeNova Northwest submitted a subdivision application to the city in mid January, and the city of Bainbridge Island’s planning department is currently conducting an environmental review on the proposed project.

Called Winslow Grove, the proposed subdivision is on four parcels of property that total 8.77 acres that sit just south of Rosario Place NW. What’s planned is development of a 7.39-acre parcel and three adjacent .46 acre properties into a 19-lot subdivision. The existing home on the land, a rambler built in 1956, would be demolished.

According to an application submitted to city planners, roughly 6.5 acres are expected to be graded for the development, with home construction starting in fall 2016 and wrapping up next summer.

The developer has told the city the homes that will be built will be priced in the “middle income” range.

A traffic study conducted for the proposed development by Gibson Traffic Consultants in January estimated the new subdivision would create 171 new average daily trips from residents who live in the new neighborhood.

A comment period on potential environmental impacts from the development started on Friday, Feb. 19 and will continue through Friday, March 4.

DeNova Northwest’s most recent projects include Lakeland Hills Estate, a new neighborhood of 66 “executive style” homes in Auburn, and Walker Creek, a 17-home project in Burien.

The company is also developing a project called The Knolls, a 165-home community of executive-style homes in University Place.

DeNova Northwest is also the development firm behind Ashbury at Bainbridge Island, the 18-home project on Wyatt Way NW just west of Grow.
